I was chatting with a young family in High Roding the other day. They were worried they’d have to decide on a house before they’d even finished their first viewing. I was able to give them some great news: right now, the CM6 1 area is behaving more like a peaceful Sunday afternoon stroll than a frantic dash for the bus.
What is the "Vibe" in CM6 1 Right Now?
Currently, we are firmly in a "Buyer’s Market." To put that in plain English, it means there are more homes for sale than there are people looking to buy them. Imagine going to your favourite local bakery at 4:00 PM; instead of seeing empty shelves, there’s still a full selection of loaves and cakes waiting for you. You don’t have to elbow anyone out of the way to get your sourdough!
The Big Number: 16.7 Ratio of Supply
This is the most important bit of news I have for you this June. We track the relationship between stock levels and market activity. Think of it like a giant shop: if no one put any more houses up for sale from today, the current stock levels represent a 16.7-month supply of homes based on current market activity in CM6 1.
That is quite a jump from last month, where we had about a 12-and-a-half-month supply. It means the choice for buyers has expanded. Because the number is well above a 6-month supply, the "power" has shifted toward the people looking to buy.
How Many Homes Are Actually Out There?
From the leafy lanes of Great Canfield to the busy High Street in Great Dunmow, there are currently 198 properties for sale across the CM6 1 postcode. That’s almost exactly the same as last month (we’ve only added one more property to the total), but the volume of market activity has cooled off.
On average, 12 homes are selling every month here. When you compare that to the 198 available, you can see why everything feels a bit more relaxed. Only about 6% of the current stock levels are being bought each month.
What Does This Mean for You?
If you are selling: You need to be prepared for significant competition for sellers. Because there are 198 other choices for buyers, your home needs to look its absolute best and be priced very sensibly. You might not get a queue of people at your door on day one, as buyers have a vast amount of housing supply to look through before making a decision. Patience is your best friend this June!
If you are buying: You are in the driving seat! Whether you’re looking at a grand estate like the ones we’ve seen recently at Pharisee Green or Foxtons Yard, or a cosy cottage in High Roding, you have the luxury of choice. You can walk around the garden twice, check the cupboards, and really think about it without the fear that the stock will disappear by teatime. You also have more room to chat about the price.
If you are a homeowner: Even though market activity is a bit more measured, transactions are still occurring at significant levels. We’ve seen beautiful homes in Pharisee Green and Great Canfield sell for well over £1.5 million recently. The market activity might be lower, but the love for our CM6 1 villages remains as strong as ever.
